The space
Relax in a traditionally furnished Floridian style home. Our villa can accommodate up to 8 people, with extra provisions for a small child and a baby.
The living room has a TV with plenty of channels and a DVD player. There is free Wi-Fi internet connection for all guests. The dining room table seats 8 adjoining the open plan kitchen.
The kitchen is fitted with an oven, dishwasher, large fridge/freezer, ice-maker, microwave and plenty of crockery and utensils. The utility room has a washing machine, tumble dryer, ironing board and iron and indoor drying area.
The master bedroom offers a king size bed, walk-in wardrobe and en-suite shower room with patio doors leading to the pool area. The second bedroom has a king size bed, and twin beds are provided in the third bedroom. There is also a comfortable sleeper sofa in the common area. The master bedroom has a private en-suite bathroom, whilst the second and third bedroom share the house bath/shower room.
The villa has its own private pool, which is fully screened to protect you from insects and soften the rays of the sun, yet still allowing you to be able to catch the sun. The pool is 30ft in length with depths varying from 3ft to 7ft and offers open views over the adjacent lake. It also features a Jacuzzi / spa, which is highly recommended after a long day on the beach. The lanai gives shade from the sun and provides an excellent living and dining area with overhead fan and a gas barbeque.
There is a double garage with electric door leading to integral house door for easy access to the home. Towels and bedding are provided along with extra towels and bedding in the laundry cupboard.
There is a guest book in the villa, which you will find on your arrival, that provides details of the accommodation (and information on the many attractions of Sarasota and Orlando).
Pool Heat Service
Pool heat is included in the cost of your rental. The heat is set at 84F. Pool equipment runs on a timer so that the jets and the heaters run during the daytime only for approx. 8 hours per day. Do not tamper with the equipment. No exceptions. You will be charged for any damage to the equipment as well as a service charge to reset the system as well as the pool heat and a processing fee. If you would like to have full access to the heating unit to adjust the temperature for the pool you can request access for a fee of $50 for the whole stay.
If the air temperature drops below 50 degrees Fahrenheit, the heating unit will not work as effectively. We accept no responsibility for air temperature changes and no refunds will be given.

Explore beautiful Gulf Coast beaches with Siesta Key Beach, stretches of soft white sand and the most fantastic sunsets just a 15 minute drive away from the villa. There are some forty golf courses many of which will accept non-members and several driving ranges, also fishing and many other leisure pursuits. Shopping malls are all within very easy reach. Walt Disney World and the attractions of the Orlando area are only an hour and three quarters drive away.
Pool is heated only during Late Fall, Winter and Early Spring seasons.

1. CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK-OUT IS 11 A.M. EST. NO Early Check-ins.
2. This is a NON SMOKING home.
3. Pets are not permitted in rental units under any conditions unless approved by owner.
4. We will not rent to vacationing students or singles under 21 years of age unless accompanied by an adult guardian or parent.
5. MAXIMUM OCCUPANCY- The maximum number of guests for the house is limited to amount specified on the reservation.
6. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the unit.
7. RATE CHANGES – Rates subject to change without notice. Once agreement is signed and returned the rate is guaranteed for the agreement amount.
8. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
9 WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
10. HURRICANE/STORM POLICY – No refunds will be given for any types of storms or Act of God issue. It is recommend that you get a Travel Insurance Policy.
11 It is 100% up to the owner on whether to reimburse or refund due to any issues that may arise during your stay pertaining to the unit. Such as… Cable, wifi, power, appliances not working properly, etc…
12. Beach towels are not provided.
13. This contract is binding upon initial payment. No signatures are required.
14.SWIMMING POOL AND/OR HOT TUB USE: Our property has a (swimming pool, spa and/or hot tub) located thereon. The tenant(s) will use the swimming pool and/or hot tub at the tenant’s own risk. The landlord will not be held responsible for the injuries sustained by the tenant and/or the tenant’s occupants or guests when using the swimming pool and/or hot tub, and the tenant will indemnify the landlord for any actions resulting from injuries to tenant and/or tenant’s occupants or guests.
The tenant is responsible for the general maintenance of the swimming pool and/or hot tub. This includes, but is not limited to, keeping the swimming pool/hot tub clean of debris, properly maintaining chemicals and keeping the pool/hot tub areas clean, neat and organized.
The tenant understands and agrees to allow the landlord access at regular times to maintain the pool equipment. The tenant agrees to refrain from attempting to make any repairs or adjustments to the pool equipment or to any of the electrical wiring for the pool equipment.
The tenant must immediately notify the landlord of any repair that the swimming pool/hot tub may require. The tenant is responsible for the full cost that may be due for repair and/or replacement of the swimming pool/hot tub that is required as a result of negligence by the tenant or the tenant’s occupants or guests. The tenant must operate the swimming pool/hot tub in accordance with the manufacturer’s instructions and in a safe, responsible manner.
No pets of any kind are permitted in the swimming pool and/or hot tub at any time.
The tenant understands that the swimming pool and/or hot tub is strictly an amenity and that the use of this amenity is not guaranteed under the terms of the lease. Any interruption or non-availability of the use of the swimming pool/hot tub will not violate any terms of the agreement.
